What you pay for a room, and how to check that the price is allowed.

- Rent for your room
- Service costs, such as energy, water, internet and cleaning
- A deposit of at most two months' base rent, which you get back when you leave
- If you use us: €1,500, only when you sign for a room we found
The maximum rent
Every room has a maximum rent, set by a points system. The points depend on things like the size of the room, the shared spaces, the energy label and the value of the house.
For rooms the landlord must always stick to that maximum, whatever the number of points and whenever the contract was signed. Since 1 January 2025, municipalities can fine landlords who charge too much.
Check your rent
- Use the free rent check (Huurprijscheck) of the Huurcommissie to calculate the points and the maximum rent.
- If the rent is too high, talk to your landlord first.
- If that does not help, go to the Huurcommissie. Its ruling is binding. You can also report it to the municipality's tenant desk.
